122 Palmetto Commerce Parkway (“Building A”) is a 38-acre, 535,000-square-foot industrial project developed by Appian Investments and Pacolet Milliken within the Shamrock Commerce Park in Orangeburg, SC. Shamrock Commerce Park is a new Class A industrial park that will contain two million square feet at full build-out.

Shamrock is strategically located at Interstate 26 and Highway 301, 15 Miles from I-95, 40 miles from Volvo’s new North American plant, and one hour from the Port of Charleston. A workforce of nearly 400,000 resides within a 60-minute drive time. High land prices and rents in Charleston, combined with a lack of existing, developed industrial property in Orangeburg, created a compelling market-driven opportunity to deliver quality inventory to the market. We executed a lease with Pet Supplies Plus for the entire building in August 2022 and they opened for business in Spring 2023.
