During 2021 and 2022, Appian and TPA Group partnered together to assemble 244 acres at Upstate Corporate Park, a class A industrial park located along SC 110 in Cowpens, SC, one mile from Interstate 85. The site is just off exit 83 on I-85 and is 10 miles from Spartanburg and 60 miles from Charlotte. The Upstate’s industrial market is expanding north and south along I-85, and the property is well-situated in this path of progress.

The master plan comprises six development sites accommodating up to 2,400,000 square feet of Class A Industrial. The park and surrounding area are home to significant distribution facilities for Dollar Tree and DHL. In October 2022, Appian and TPA secured joint venture equity and construction financing to develop a 1.2 million square foot industrial facility within the park.
